After you choose your desired home, you'll complete our online application, submit the application fee and holding deposit, and provide any required documentation. Applicants will be screened for credit, rental history, income, and public criminal records. Should an applicant not meet eligibility requirements, the holding fee will be refunded. Most applications are processed within 1-3 business days, depending on how quickly we receive all required documentation.

Absolutely! To be added to our priority waitlist, you will submit an online application, along with a $50 application fee per person and a $75 priority reservation fee. Once your desired floor plan becomes available, we will contact you to officially reserve it for your desired move-in date.

Pricing & Fees

Security deposits can vary based on credit screening results, ranging from $1,250 to one month's rent. Contact us by phone or through the Contact Us page of our website for more information on deposit requirements.

A $50 non-refundable application fee is required per person to process your application. A $1,250 holding fee will also be held until your application is approved. Once approved, the holding fee will be applied to your security deposit. Should an applicant not meet the eligibility requirements, the holding fee will be refunded. Yes, every resident who moves into Edgewater on Cook Lake is required to obtain renters insurance with a minimum liability coverage of $300,000. For more details on the renters insurance policy, please give us a call at our office!

Pet Policies

Yes, Edgewater on Cook Lake is proud to be a pet-friendly community!

Up to 2 cats and/or dogs are allowed with a $250 non-refundable pet fee, $300 refundable deposit, and $50 monthly pet. All fees and deposits are for each pet.

Breed restrictions do apply, but there is no weight limit. Please give us a call at the office for more details or to answer any specific questions you may have.

All of our homes come unfurnished, but we can assist you with furnishing through a third-party company if needed.
